When submitting your offer, please remember the seller has already obtained:
The seller has an attorney.
If you use the preferred lender, you can close within 10-14 days.
The seller will most likely choose the highest net proceeds to the seller calculated as follows: Your Offer Amount - Buyer's Agent Commission - Requested Seller's Concession = Seller Net Proceeds
All offers must have:
Copy of Contract signed by the buyer.
Copy of Pre-Approval Letter (NOTE: If you'll use Seller's Preferred Lender, make sure you answer "YES")
Pre-Approval Proof of Funds that must show a minimum of your Down Payment + 2 months of Property taxes + required prepaids.
Provide a bank statement as proof of funds. The statement must be dated within the last 60 days of the offer submission.
